10 STEPS TO PLANNING YOUR NEW HOME OR RENOVATION PROJECT:

Define your wants and needs (# of bedrooms, 1-2-3 garage, etc.)
Define your budget (how much do you want to (can you) spend?)
Define the variables (site work required, site improvements, utilities, special permits or approvals, etc.)
Define the quality (paved driveway, stone fireplace, cherry cabinets, radiant heat, custom shower, appliances, etc.)
Have a frank discussion with an experienced consultant (or builder) and architect.
Commission conceptual drawings, outline specifications, and define variables for review and initial costing by three qualified (ie. experienced and capable) builders.
Revise and/ or refine the plans and specifications, and re-price.
Select builder; finalize plans, specifications, variables and pricing.
Prepare/ review schedule, construction documents, and insurance.
Procure permit(s)...ready to start.
